EB-5: A Thing of the Past and a Warning for the Future

So far, this blog has covered Historic Tax Credits and PACE Financing. The next topic covered is yet another alternative financing option in the form of EB-5 Capital.

EB-5 has been deployed extensively over the past decade as foreign capital lined up to procure US visas for a cool $500,000. The program was meant to spur development and the associated job creation in the U.S. for a variety of projects, but instead has led to aggravation for many developers and the EB-5 investors themselves. It is now very challenging to raise a substantial amount of EB-5 capital due to the complex challenges it has caused on both sides of the transaction.

For developers, EB-5 capital looked to be a cheap alternative to traditional mezz capital, similar to the PACE financing mentioned in the previous article. Interest rates, however, are only one part of the picture to consider when obtaining financing. Very often, our clients are focused on rate and points because economics are easily comparable between two different offers. However, funding structure, prepayment flexibility, security interests, covenants, stipulations and other terms are really what differentiate financing offers.

For example, if I lend you $20 million dollars at 6% with a 12% lookback IRR and someone else lends you $15 million dollar today at 8% and $5 million more in a year at 10%, which deal is better? The first transaction gives you more funds up front at a seemingly cheap rate but with a massive exit penalty. The second deal gives you less proceeds day one but blends to a cheaper rate despite the seemingly higher interest rate. A expert mortgage broker will model these scenarios solving for the lender IRR and advise the borrower know which deal is effectively cheaper.

Now let’s add a third alternative: I now say I can give you $20 million at 5%, but you cannot repay me at all for five years. This appears to be the cheapest of the structures mentioned and this was exactly the bait that many developers took in accepting EB-5 proceeds. This lockout however creates intractable problems:

  • What if, in year 3, of the term you want to or, worse, need to recapitalize the transaction to buy out a partner or provide more funding because you are overbudget?
  • What if you receive an unsolicited sale offer that you’d be a fool to refuse?

At that point, that 1% lower rate isn’t saving you anything, but instead costing you more than you could ever imagine. In the case where you couldn’t recapitalize the transaction, you may have lost all of your equity. In the sale scenario, you lost out on ideal timing to sell the property and make a massive profit. The 1% didn’t move the needle on returns but the structure that goes with the transaction can be a deal killer.

In addition to the 5 year lockout, EB-5 money has a variety of other problematic terms. It is an immovable piece of the capital stack. You cannot add a dollar of financing proceeds in senior to it or add additional capital that would prime it in any scenario. Because it typically comes in the form of subordinate debt (either mezzanine, preferred equity or the dreaded second mortgage), there is usually a senior loan in front of it that needs to be refinanced with the EB-5 still outstanding. This refinancing requires approval from the EB-5 provider in their sole and absolute discretion. These structural issues have made recapitalizing EB-5 deals nearly impossible, depressing deal returns due to its inflexibility. Forgoing the savings that refinancing a completed or stabilized property with cheaper capital can bring is yet another losing proposition.

For investors, EB-5 is possibly even worse. Promised a visa in a fast time frame, many EB-5 investors are still waiting. A Chinese national applying today for a U.S. immigrant investor visa may not be able to obtain one one until at least 2035. While the wait time is reduced for other countries like South Korea or Brazil, most of the EB-5 investment came from China resulting in a two-way catastrophe.

The challenges of EB-5 capital as a viable source of funding should serve as a huge warning to developers of the future in utilizing new alternative forms of financing. The economics of the capital deployed are not always worth the impact of its other terms. Cheap capital that cannot be easily refinanced, has non-traditional security, an abundance of rights and remedies, or otherwise prevents developer optionality and flexibility should be highly scrutinized and viewed with skepticism and caution.

SAN ANTONIO, Texas (Feb. 25, 2018)

Mission Capital Advisors announced that it represented Entrada Partners in the sale and financing of a 484,369-square-foot industrial portfolio in San Antonio, Texas. The Mission Capital team of Will Sledge and Kyle Kaminski arranged the sale on behalf of both Entrada and the seller, a CMBS special servicer. The Mission Capital Debt and Equity Finance team of Alex Draganiuk and Lexington Henn arranged the non-recourse acquisition loan.

The portfolio comprises four properties, three of which are located just inside I-410 in the northwest of the city, and the fourth just minutes away in Leon Valley. The portfolio’s total occupancy is 88 percent. The properties include:

      • 7402-7648 Reindeer Trail, a five-building, 251,125-square-foot distribution property
      • 1700 Grandstand Drive, a three-building property, which features 59,863 square feet of light industrial / flex space
      • 7042 Alamo Downs Parkway, a 27,987-square-foot light industrial / flex property
      • 5405 Bandera Road, a 145,394-square-foot distribution center just over the San Antonio border in Leon Valley

“Entrada was purchasing this property from a CMBS special servicer, and we were presented with a very limited timeframe in which to close the acquisition financing,” said Draganiuk. “With four properties serving as collateral and a fair amount of required maintenance, this was a complex deal for lenders to underwrite, but we were able to close a non-recourse loan with a regional bank.”

Added Draganiuk: “By canvassing the capital markets for the best offers, we were able to secure very strong terms for Entrada. The mortgage was structured interest-only for the first several years, and also featured release prices for the different properties, giving Entrada significant flexibility to execute its business plan.”

For Entrada, the four properties were attractive because of their significant upside as well as their geographic location. Headquartered in Los Angeles, the firm has a regional office and significant holdings in San Antonio, and is ideally positioned to unlock the portfolio’s full value.

“The investment represented a fantastic opportunity to expand our presence in the San Antonio market,” said Reuben Berman, founder and partner of Entrada. “We believe San Antonio provides a great investment environment due to its job and population growth, diversified economy, abundant work force and affordable cost of living. San Antonio is the 24th largest MSA in the United States, but has the 3rd highest population growth rate (15.5% between 2010 and 2017). This growth is naturally creating more demand for real estate to live and work in.”

Entrada Partners Acquires San Antonio Industrial Portfolio

The four properties have a combined 484,369 square feet and an 88 percent occupancy rate. All the assets are close to the Interstate 410 loop.

Entrada Partners has acquired a four-property, 484,369-square-foot industrial portfolio in San Antonio, Texas. Mission Capital Advisors arranged both the sale and the financing of the assets. The portfolio’s total occupancy is 88 percent.
Three of the four assets are located within the Interstate 410 loop, close to the interstate in the northwest area of the city, and all are within 4 miles of Ingram Park Mall. The properties are:

      • 7402-7648 Reindeer Trail, a five-building, 251,125-square-foot distribution facility
      • 1700 Grandstand Drive, a three-building property which includes 59,863 square feet of light industrial/flex space
      • 7042 Alamo Downs Parkway, a 27,987-square-foot light industrial/flex property

In late 2018, the company also arranged a $13 million floating-rate financing for a Chicago retail asset.

AVISON YOUNG – Jay Maddox and Peter Sherman with Avison Young arranged a $29 mil loan on behalf of Mega Home LLC to refinance the construction and sell-out of a partially completed 80-unit condominium project located in Los Angeles’ Koreatown community. Locally based private lender Parkview Financial provided the loan. Golden Galaxy Plaza Condominiums is located on Leeward Ave, two blocks south of the Wilshire/Vermont MTA station. It will feature luxury condominium units ranging in size from 493 sf to 1.8k sf, with an average unit size of 1.2k sf, and consist of a mix of studio, one-, two- and three-bedroom units. All units will feature modern appliances and top quality amenities. The five-story building includes a pool, spa, interior courtyards, gym, meeting space and 188-stall subterranean parking garage. Completion is anticipated in spring of 2019.

NORTHMARQ CAPITAL – Nate Prouty, Andy Slaton and Briana Harney with NorthMarq Capital arranged a $26 mil bridge loan for the acquisition of Cypress Village, an 88-unit multifamily property located at 6343 Lincoln Avenue in Buena Park. Cypress Village, built in the early1960’s, was acquired as a value-add opportunity. The borrower plans to update unit interiors and make improvements to the exteriors and common areas. The property is located in close proximity to Cypress College, retail establishments along Lincoln Avenue, Buena Park’s Downtown shopping center, and Knott’s Berry Farm. The transaction was structured with a 24-month, interest-only term. The borrower was a local entity in a joint venture with Harbert Management Corporation.

GEORGE SMITH PARTNERS – Shahin Yazdi, Jonathan Lee, David Stepanchak, Matthew Kirisits, Olga Alworth and Samuel Sarshar with George Smith Partners placed an $8 mil bridge loan for the refinance of a 40% occupied medical office building in Riverside County. The loan floats at a rate of Prime + 1% with interest only payments. The initial term is 12 months and two 6-month extensions are available. Proceeds are structured as $5.8 mil in initial funding, with an additional $2.2 mil that can be drawn down as the property leases up. The borrower had recently successfully negotiated a long-term lease with a well-known anchor tenant. They also invested $1.4 mil in capital expenditures resulting in a total renovation of the property. Since signing the Anchor Tenant, the borrower has successfully negotiated long term NNN leases with several other smaller tenants.

MISSION CAPITAL ADVISORSJason Parker, Steven Buchwald and Alex Draganiuk with Mission Capital Advisors have arranged a $7.3 mil, non-recourse land loan for the acquisition of 5656 San Felipe Street, a 1.26-acre development site in Houston. The borrower, Houston-based Pelican Builders, is working to finalize plans for an as-of-right, 17-story condominium project, which will include 67 luxury residences and 191 parking spaces. Located at the nexus of the highly desirable Galleria/Uptown and Tanglewood neighborhoods, the 322.7k sf property will provide the area with much-needed luxury residential product. Current plans for the development call for 67 well-appointed residences with on-site amenities that include a pool deck, resident lounge, state-of-the-art fitness center and a dog park. The project is expected to break ground in October 2019. With its central location near leading commercial and residential neighborhoods, the development will offer residents easy access to a wide range of shopping and cultural / entertainment options, including Whole Foods, iPic Theater and the Houston Country Club. It is within 1.5 miles of The Galleria, the fourth largest retail complex in the country, with high-end tenants including Saks Fifth Avenue, Nordstrom and Neiman Marcus. Led by Robert F. Bland, Robert F. Bland, Jr. and Derek Darnell, Pelican Builder’s portfolio includes more than 2,000 residences, spread across high-rise and mid-rise buildings, townhomes and apartment projects.

Starcity has received a $14.5M construction loan for the redevelopment of a Tenderloin building into a 55-unit co-living facility.

Mission Capital Advisors’ Debt and Equity Finance Group arranged the loan for the co-living company for the property at 229 Ellis St. in San Francisco.

Starcity bought the building, which has an interesting history, in March. The property was built in 1910 and operated as a Turkish bathhouse for more than 70 years. It had been vacant for more than a decade before Starcity bought it.

There was a lot of interest among lenders for the construction loan.

“Co-living is still a relatively new property type, but we’ve now worked on several of these transactions and are beginning to see increased interest from the lending community,” said Mission Capital’s Matt Polci, who, with Alex Draganiuk and Justin Hunt, secured the loan. “By employing a competitive process in our lender outreach and underscoring Starcity’s track record of success, we were able to generate several strong bids. We ultimately structured this very favorable nonrecourse financing from Ready Capital Structured Finance.”

The building will undergo a complete gut renovation. Construction is expected to be complete in the fall.

Following the pattern of other Starcity properties, the 27,542 SF building will be converted into a fully furnished co-living property with amenities such as community meals, WiFi, 24/7 laundry and cleaning services.

Starcity has 10 Bay Area properties, recently expanded into the Venice Beach area of Los Angeles and has plans for two ground-up co-living developments that will include what the company asserts will be the largest co-living project in the world.

The 55-unit 229 Ellis property will be the company’s largest to date. The project is three blocks from Union Square and near transit.

Tenderloin Co-Living Development Secures Construction Financing

Mission Capital Advisors arranged $14.5 million of non-recourse financing for 229 Ellis Street in San Francisco’s Tenderloin district. The borrower, Starcity, plans to use loan proceeds to completely transform the 27,542-square-foot property into a co-living community with 55 units.

The historic property was built in 1910, and was operated as a Turkish bathhouse for more than 70 years. After lying vacant for a decade, Starcity acquired the building in March 2018. Starcity communities include a private, fully furnished bedroom, complemented by shared kitchens and living spaces, so residents can be a part of a greater community.

Mission Capital’s Matt Polci, Alex Draganiuk and Justin Hunt secured the loan from Ready Capital Structured Finance.

Starcity has six communities open in San Francisco and Los Angeles, and hundreds of units coming online in 2019.

Property is in the final stages of significant capital improvements campaign.

MIAMI (Jan. 27, 2019) — Mission Capital Advisors announced that its Debt and Equity Finance Group has arranged a $26-million, non-recourse bridge loan for 44 West Flagler Street, a 164,000-square-foot office building in downtown Miami, Florida. The Mission Capital team of Jeff Granowitz, Ari Hirt and Daniel Azizi represented property owner Brickman in securing the floating-rate financing from a mortgage REIT. The transaction closed on December 20. After acquiring the property in 2016, Brickman implemented significant capital improvements to the 26-story building, including large-scale renovations to the building’s entranceway, lobby and building systems, and the addition of tenant amenities, including a conference facility and a fitness center. With renovations now substantially complete, the building has been transformed into one of the most attractive commercial properties in its class.

“Brickman is well-regarded across the country as a strategic investor with the ability to add value to existing office assets,” said Hirt. “There is appetite in the capital markets for transitional assets with strong sponsorship, and Brickman’s stellar reputation across the industry was instrumental in our ability to attract lender interest.” With its location in downtown Miami, the property is conveniently located near various mass transit options, and is within walking distance of MBTA, Metromover and Brightline Railway stops. The property is also less than one mile from Miami World Center, an under-construction mega-development which will include 300,000 square feet of retail space, 500,000 square feet of office space, several acres of open space, and a Marriott Marquis World Convention Center Hotel with 1,800 rooms and 600,000 square foot of convention space.

Sterling lands $13M refi for retail space at Near North Side tower

The Thorofare Capital loan will help Sterling renovate and lease the former Bar Toma space

The Sterling Organization landed a $13 million refinancing on the retail space in a tower just off Michigan Avenue on the Near North Side.

The Palm Beach-based equity fund earlier this year bought the 9,000-square-foot retail portion at the base of the 57-story tower at 110 East Pearson Street for $15.2 million. The space is best known as the former home of Bar Toma, a restaurant that opened in 2011 and shuttered in January 2017.

Thorofare Capital supplied the non-recourse, floating-rate loan, which was arranged by Mission Capital Advisors’ Jonathan More, Alex Draganiuk, Lexington Henn, and Justin Hunt. Part of the proceeds will be used to find tenants and make “significant” capital improvements.

Now vacant, the property consists of 7,300 square feet on the ground floor and 1,800 square feet on the mezzanine level.

Sterling paid $1,616 per square foot for the space at the base of the tower, which was built in the 1970s.

It was the company’s second Downtown retail deal in a few months, following April’s $8.1 million purchase of the 87,100-square-foot office building at 219 South State Street, which also includes street retail currently occupied by three Foot Locker-brand shoe stores. It took out an $18.3 million loan from Los Angeles-based Karlin Real Estate to finance that purchase and planned renovations of the building.

In September, Sterling paid $20 million to acquire Hillside Town Center, a nearly 165,000-square-foot retail park in west suburban Hillside. It also bought the 101,000-square-foot Prairie Market shopping center in far west suburban Oswego, but would not disclose the purchase price.

Mission Capital Advisors has arranged a $13 million floating-rate financing for a retail property is part of the Magnificent Mile, Chicago’s most vibrant shopping district. The owner, an affiliate of the Sterling Organization, will use the loan to recapitalize the vacant asset. Jonathan More, Alex Draganiuk, Lexington Henn and Justin Hunt of Mission Capital secured the floating-rate financing from Thorofare Capital.

The property is located at 110 E. Pearson St. and used to host the Bar Toma, which closed in 2017. It consists of 7,303 square feet of retail space on the ground floor and 1,789 square feet on the mezzanine level. According to Crain’s Chicago, the Sterling Organization fund bought the asset in the spring of 2018 for $15.1 million.

According to Mission Capital, vacancies in the Magnificent Mile have decreased during the last quarters, while rents have grown by approximately 7 percent, which highlights the property’s potential.

Sterling lands $13M refi for retail space at Near North Side tower

The Thorofare Capital loan will help Sterling renovate and lease the former Bar Toma space

The Sterling Organization landed a $13 million refinancing on the retail space in a tower just off Michigan Avenue on the Near North Side.

The Palm Beach-based equity fund earlier this year bought the 9,000-square-foot retail portion at the base of the 57-story tower at 110 East Pearson Street for $15.2 million. The space is best known as the former home of Bar Toma, a restaurant that opened in 2011 and shuttered in January 2017.

Thorofare Capital supplied the non-recourse, floating-rate loan, which was arranged by Mission Capital Advisors’ Jonathan More, Alex Draganiuk, Lexington Henn, and Justin Hunt. Part of the proceeds will be used to find tenants and make “significant” capital improvements.

Now vacant, the property consists of 7,300 square feet on the ground floor and 1,800 square feet on the mezzanine level.

Sterling paid $1,616 per square foot for the space at the base of the tower, which was built in the 1970s.

It was the company’s second Downtown retail deal in a few months, following April’s $8.1 million purchase of the 87,100-square-foot office building at 219 South State Street, which also includes street retail currently occupied by three Foot Locker-brand shoe stores. It took out an $18.3 million loan from Los Angeles-based Karlin Real Estate to finance that purchase and planned renovations of the building.

In September, Sterling paid $20 million to acquire Hillside Town Center, a nearly 165,000-square-foot retail park in west suburban Hillside. It also bought the 101,000-square-foot Prairie Market shopping center in far west suburban Oswego, but would not disclose the purchase price.

Endeavor Real Estate Group has provided PSW Real Estate with a $29.4 million construction loan to erect a mixed-use condominium project in Austin, Texas, Commercial Observer has learned.

Endeavor’s senior loan is non-recourse, sources told CO, although additional details on the terms of the financing were not disclosed. A Mission Capital Advisors trio of Jason Parker, Steven Buchwald and Jamie Matheny arranged the senior debt for PSW.

“Austin’s recent growth has been well-documented, and the area around this property has seen its population increase by a staggering 27 percent since 2010,” Parker said in a statement. He stressed the challenges of securing construction financing at this stage in the cycle, adding that the area’s insatiable demand as well as the strong sponsorship in PSW ultimately closed the construction debt.

The planned four-story, 86,700-square-foot development—located at 1600 South 1st Street —will include 59 condominiums and 22,800 square feet of ground-floor commercial space as well as a 321-space subterranean parking garage.

Of the 59 units, there will be six studios, 26 one-bedroom and 24 two-bedroom condos and three three-bedroom units. The property will also feature a private roof deck and a courtyard on the second floor.

While apartment yield spreads in the Austin market have been compressing slowly over the last few years, investment activity has remained robust, buoyed by strong fundamentals. Vacancies in the southern portion of Austin fell 70 basis points on the year to 5.7 percent in the second quarter while roughly 1,900 units came online, adding to the highest level of annual completions in the market in more than five years, as per data from Marcus & Millichap.

An official at Endeavor declined to comment on the transaction. An official at PSW did not immediately respond to an inquiry.

The Mission Capital team of Beau Williams, Ari Hirt, Steven Buchwald, Alex Draganiuk and Jamie Matheny represented the owner, real estate development firm Golden Seahorse, in arranging the 10-year, fixed-rate loan from Ladder Capital. Proceeds from the loan were used to refinance an existing first mortgage and return capital to the borrower.

Built in 2014, the Holiday Inn Manhattan-Financial District is the tallest Holiday Inn in the world. Since opening, the property has successfully achieved significant market penetration, currently boasting 93-percent occupancy and climbing RevPAR. The property also includes the St. George Tavern, a full-service restaurant, bar and event space offering diners French and Asian cuisine.

“The borrower was looking to lock in a low-interest-rate loan without amortization, and we were able to create a very competitive market, with various banks, insurance companies and CMBS lenders vying to structure favorable deals,” said Beau Williams. “By identifying a network of lenders who recognized the strength of the sponsor and its management team, we were able to achieve our client’s goal of securing low-interest, non-recourse financing that is interest-only for the full 10-year term.”

The property is ideally located within a short walk from 12 subway lines and PATH trains, and is blocks from the 9/11 Memorial and Museum, One World Trade Center, Wall Street, and the New York Stock Exchange.

Provenance Hotels’ Old No. 77 Hotel & Chandlery Receives $29.2M Loan

Sonnenblick-Eichner Company has arranged $29.2 million of interim first mortgage financing to refinance the Old No. 77 Hotel & Chandlery, a historic 167-room, full-service boutique hotel located in New Orleans’ Warehouse Arts District, just a few blocks from the French Quarter.

The five-year floating rate loan was priced over LIBOR at a spread in the mid-300s. Loan proceeds are being used to refinance the existing acquisition loan, as well as provide a return of equity to the borrower.

In June of 2015, the hotel completed a $14-million ($94,000 per room) renovation that included renovating the guestrooms, bathrooms, public spaces and a build-out of the ground-floor restaurant space. Amenities include Compère Lapin, an upscale restaurant and bar helmed by Nina Compton, an acclaimed chef who has won several awards, including the James Beard Award for Best Chef: South in 2018.

“The interim floating rate loan will allow the property to continue to ramp up post-renovation while providing a lower cost of capital than the original acquisition loan,” said Sonnenblick-Eichner’s Principal Elliot Eichner.

Berkadia Phoenix Team Secures $78M in Financing for Six Hotels

Berkadia secured $78 million in financing for six hotel properties in a portfolio of eight total hotel properties. Director Adrienne Kautzman of the Phoenix office secured the acquisition bridge loan through Ares Commercial Real Estate Corporation. The borrower was a partnership led by PEG Companies, and the deal closed on September 7.

“PEG’s investment thesis coupled with our deep lending relationships and knowledge of the hospitality space allowed us to facilitate flexible and competitive financing on these six hotels to provide various exit strategies for the PEG team,” said Kautzman.

The properties include Residence Inn by Marriott and Courtyard by Marriott hotels located in St. Petersburg, FL; Sacramento, CA; Santa Fe, NM; Charlotte, NC; Phoenix; and St. Louis, for a total of 828 hotel rooms.

Jubao Xie’s FiDi Holiday Inn Receives $137M in Refinancing

NEW YORK CITY — Under the limited liability corporation, Golden Seahorse, Jubao Xie received $137 million in senior, non-recourse, permanent financing for the Holiday Inn, Manhattan – Financial District. Built in 2014, the 50-story, 492-key hotel is the largest Holiday Inn in the world. Located at 99 Washington St. between Rector and Carlisle streets, the hotel is near the World Trade Center.

Ladder Capital provided a fixed-rate loan, which will be used to refinance an existing first mortgage and return capital to the borrower, according to Mission Capital who negotiated the loan.

Xie developed the property with Sam Chang, the chairman of McSam Hotel Group, a major New York City hotel developer. In November 2014, Chang and Xie received $135 million in refinancing from UBS. The loan replaced the existing construction debt of $45 million from Cathay Bank, according to Commercial Observer. In December 2014, Xie bought out Chang’s interest, according to Real Capital Analytics.

The Real Deal reported that in December 2017, Xie had placed the hotel on the market with Marcus and Millichap seeking an asking price north of $300 million. With the mortgage loan maturing, Xie considered selling but evaluating local dynamics and capital markets decided to refinance, according to the publication.

The brokers note that the hotel has achieved significant market penetration and currently has a 93% occupancy rate. Golden Seahorse has landed a $137 million refinancing loan for the Holiday Inn Manhattan-Financial District. Mission Capital Advisors’ Debt and Equity Finance Group arranged the 10-year senior, non-recourse permanent loan from Ladder Capital.

Located at 99 Washington St., the 50-story hotel is the tallest Holiday Inn in the world. The property was constructed in 2014 and comprises 492 keys. Amenities include a fitness center, a business center, a laundry facility, free Wi-Fi, concierge services and the St. George Tavern, a full-service restaurant, bar and event space.


FINANCING DETAILS

Proceeds from the financing were used to refinance an existing first mortgage and return capital to the borrower.

Mission Capital’s Directors Beau Williams and Jamie Matheny, as well as Managing Directors Ari Hirt, Steven Buchwald and Alex Draganiuk, represented the owner. Last month, Hirt and Matheny were part of the team that arranged $28.5 million for the construction of a new Hilton-franchised hotel in Fort Lauderdale, Fla.

“This is one of the largest permanent loans on a New York City hotel this year, and our ability to arrive at the structure and pricing we were able to achieve on behalf of our client is a testament to the strength of our client, the property and our execution team,” Williams told Commercial Property Executive. “The borrower had several complex requirements that we were looking to satisfy, and while we were in talks with a wide range of lenders—including conduits, insurance companies and banks—there were only a few willing to work through all the complexities required to close the deal. Ladder understood the various moving parts, and we were able to financially engineer a solution that was compatible for Ladder to execute, resulting in a very favorable structure for the client, with 10-year, interest-only financing at a very attractive rate.”

The hotel is within close proximity to 12 subway lines and PATH trains. Nearby attractions include the 9/11 Memorial and Museum, the Statue of Liberty, Wall Street, One World Trade Center and the New York Stock Exchange.

Almost a year after Jubao Xie put the world’s tallest Holiday Inn up for sale, the Chinese developer refinanced the property at 99 Washington Street with a $137 million mortgage.

Ladder Capital issued the 10-year, non-recourse, interest-only, fixed-rate loan, which replaces a $135 million mortgage from Bank of China. Mission Capital AdvisorsBeau Williams, Ari Hirt, Steven Buchwald, Alex Draganiuk and Jamie Matheny brokered the deal.

Xie developed the 50-story, 492-room hotel in Manhattan’s Financial District with Sam Chang and took control of the property in 2014. The hotel has an occupancy rate of 93 percent. The building is also home to restaurant St. George’s Tavern.

Xie hired Marcus & Millichap in late 2017 to shop the hotel with an asking price of more than $300 million.

“With a loan maturing, the borrower was considering selling the property or refinancing, and the local dynamics and capital markets made them ultimately decide to refi,” said Mission’s Williams. “They’re very bullish on New York’s hotel market, and with cheap financing available, they determined that the best strategy was to make this asset a long-term hold.”

Non-recourse financing allows DMCC Holdings to retire 10 individual mortgages

NEW YORK (Sept. 5, 2018) – Mission Capital Advisors announced that its Debt and Equity Finance team has arranged $16.75 million of permanent financing to refinance a portfolio of 10 office, medical, and retail properties located across northern Florida. The Mission Capital team of Matt Polci, Ari Hirt, Alex Draganiuk and Justin Hunt represented DMCC Holdings in securing the non-recourse loan from Deutsche Bank.

The 10 assets include retail, office, medical and office/medical properties, all of which are located in Greater Orlando, Greater Tampa and Greater Altamonte Springs. In aggregate, the portfolio is currently 97.7-percent leased. Each property has a strong location within its submarket, and benefits from convenient access to major roadways.

“After acquiring these assets over the past four years, DMCC has made significant property improvements, thereby generating strong leasing and renewal activity across the portfolio,” said Polci. “This non-recourse CMBS loan will replace ten individual mortgages, each of which was structured with recourse, while returning additional capital to the sponsor. With DMCC in the midst of a corporate expansion, the strong proceeds will enable them to continue adding to their portfolio of well-positioned commercial properties.”

Matt Polci, Ari Hirt, Alex Draganiuk and Justin Hunt of Mission Capital arranged the non-recourse loan through Deutsche Bank on behalf of the borrower, DMCC Holdings. The assets are located in the greater Orlando, Tampa and Altamonte Springs markets. The portfolio was 97.7 percent leased at the time of sale. DMCC acquired the properties over the past four years, and has made significant property improvements.
