Mission Milestones
William David Tobin is a co-founders of Mission Capital and a founder and board member of EquityMultiple, an on-line loan and real estate equity syndication platform seed funded by Mission Capital. He has extensive transactional experience in loan sale advisory, real estate investment sales and commercial real estate debt and equity raising. In addition, Mr. Tobin is Chief Compliance Officer for Mission Capital.
Under Mr. Tobin’s guidance and supervision, Mission has been awarded and continues to execute prime contractor FDIC contracts for Whole Loan Internet Marketing & Support (loan sales), Structured Sales (loan sales) and Financial Advisory Valuation Services (failing bank and loss share loan portfolio valuation), Federal Reserve Bank of New York (loan sales), Freddie Mac (programmatic bulk loan sales for FHFA mandated deleveraging), multiple ongoing Federal Home Loan Bank valuation contracts and advisory assignments with the National Credit Union Administration.
Background
From 1992 to 1994, Mr. Tobin worked as an asset manager in the Asset Resolution Department of Dime Bancorp (under OTS supervision) where he played an integral role in the liquidation of its $1.2 billion non-performing single-family loan and REO portfolio. The Dime disposition program included a multi-year asset-by-asset sellout culminating in a $300 million bulk offering to many of the major portfolio investors in the whole loan investment arena. From 1994 to 2002, Mr. Tobin was associated with a national brokerage firm, where he started and ran a loan sale advisory business, heading all business execution and development.
Mr. Tobin has a B.A. in English Literature from Syracuse University and attended the MBA program, concentrating in banking and finance, at NYU’s Stern School of Business. He has lectured on the topics of whole loan valuation and mortgage trading at New York University’s Real Estate School. Mr. Tobin is a member of the board of directors of H Bancorp (www.h-bancorp.com), a $2.9 billion multi-bank holding company that acquires and operates community banks throughout the United States. Mr. Tobin is a member of the Real Estate Advisory Board of the Whitman School of Management at Syracuse University and a member of the Dean’s Advisory Board of the School of Arts & Sciences at Syracuse University.

Joseph A. Runk, Jr. is one of the two Principals of Mission, founded in 2002. He has over 25 years of experience in real estate capital markets and banking. He has advised a variety of commercial and government clients on the sale of nearly $70 billion of mortgage loan portfolios and over $150 billion of asset valuations. In his role as Principal, he has a responsibility for a wide range of professional services, with demonstrated abilities in asset pricing, deal structuring, transaction management, risk management and corporate finance. He has direct oversight of all three of the contracts with the FDIC (Valuation Advisor, Loan Sale Advisor, and Structured Sale Advisor) since 2009.
Background
Prior to founding Mission Capital, he was the head of nonperforming residential mortgage loan acquisitions at GMAC-RFC and Ocwen and was a bank examiner with the Federal Reserve Bank of Richmond. Mr. Runk has BS degree in Economics from the University of Richmond and an MBA from Duke University.

Daniel O’Donnell is a Managing Director of Sales & Trading with Mission Capital, and has over 20 years of experience in commercial real estate, loan sale advisory, underwriting and asset management. His primary focus is on sourcing and executing commercial and residential loan sale and REO sale transactions for Mission’s Asset Sales Group. His clients include national banks, regional and community banks, life companies, special servicers, debt funds and other holders of commercial and residential loans. Additionally, Mr. O’Donnell participates in originating new financing and equity raise mandates for Mission’s Debt & Equity Finance Group.
Background
Prior to joining Mission, Mr. O’Donnell was a Managing Director with HFF (Holiday, Fenoglio, Fowler L.P.) in its National Loan Sales Group. Mr. O’Donnell was responsible for sourcing, evaluating, structuring, and executing performing loan sale and distressed debt opportunities for a wide variety of clients including banks, life companies, special servicers and debt funds. Prior to HFF, he served as Vice President of U.S. Acquisitions for FirstCity Financial Corporation where he was responsible for individual asset and portfolio due diligence, including credit quality evaluation, real estate valuation and business collateral valuation. He was also involved in the ongoing credit decisions related to the restructuring, servicing and settlement of acquired loans and properties. Prior to FirstCity, Mr. O’Donnell worked for Bank of America in its Private Wealth Real Estate Group. Mr. O’Donnell received his Bachelor of Business Administration from Baylor University in Waco, TX with an emphasis on Finance and Real Estate.

Mimi Grotto is a Managing Director in Business Development with Mission and has over 20 years of experience in mortgage products sales and trading.
Background
Ms. Grotto joined Mission from Credit Suisse First Boston where she was a Director of mortgage trading. Ms. Grotto held the same position at Donaldson, Lufkin & Jenrette prior to its acquisition by CSFB. Prior to DLJ, Ms. Grotto was at Fortress Investment Group where she was responsible for business development, specifically sourcing investment opportunities in non-performing and sub-prime assets for its various funds. Prior to Fortress, Ms. Grotto spent 17 years at GE Capital, where she was a Senior Vice President. Ms. Grotto held positions in sales management, business development and trading at various GE Capital subsidiaries including GE Mortgage Insurance, GE Mortgage Services, GE Asset Management and Kidder Peabody. Ms. Grotto holds a Bachelor of Science degree in Business Administration from Babson College.

Dwight L. Bostic is the Managing Director of Residential Sales & Trading for Mission and has over 25 years of marketing, mortgage trading, risk management and operational management experience working for major financial firms and investment banks, including Credit Suisse, DLJ, Bayview Financial, Ocwen Financial, and Prudential Home Mortgage. As the head of Mission Capital Advisor's residential trading business, Mr. Bostic has advised high profile commercial and government clients on the more than $50 billion of residential mortgage loan portfolio sales and agency deliveries.
Additionally, Mr. Bostic serves on the Board of Directors and is Chief Marketing Officer for Mission Global, a full services due diligence services firms owned by Mission Capital.

Dwight Bostic has demonstrated abilities in managing complex trading and operational management, asset pricing, deal structuring, transaction management, risk management and corporate finance. He was the lead advisor on the $1.2 billion residential loan sale for the Federal Reserve Bank of New York in 2012, HSBC's multi-year exit of their legacy portfolio, and American General Financial's structured whole loan sale to HSBC and HSBC's subsequent delivery to Fannie Mae during the depth of the mortgage market decline in 2009. Mr. Bostic received a Bachelor of Science in Business Management with concentrations in finance and economics from West Virginia University.

Alex Draganiuk is a Managing Director of Sales & Trading with Mission, and runs the firm’s Commercial Loan Sales desk, which includes valuation and execution in the Asset Sales Group, as well as managing the team’s workflow and sales marketing efforts and mentoring team members. Mr. Draganiuk continues to assist in Mission Capital’s efforts in maintaining relationships with hundreds of capital sources, and assisting originators in business development, including sourcing and evaluating new loan sale and debt and equity financing opportunities.
Prior to joining the Commercial Loan Sales team, Mr. Draganiuk joined the firm in November 2014, and was a Managing Director of the Debt & Equity Finance Group with a focus on the firm’s placement and execution efforts of debt, repurchase, warehouse, and corporate loan facilities, mezzanine and preferred equity financing, and joint venture equity for commercial real estate developers, owners, and investors nationwide.
Background
Prior to Mission Capital, Mr. Dragankiuk served as Managing Director of The Ackman-Ziff Real Estate Group, headquartered in New York, and was responsible for the firm’s operations and relationships in Europe, Asia, and the Middle East. Alex joined Ackman-Ziff in January 2001, and successfully closed approximately $2.6 billion in debt, mezzanine, and equity financing on approximately 60 transactions in his time at the company. Alex’s responsibilities included sourcing, underwriting, structuring, marketing, negotiating, and closing debt, mezzanine, and equity transactions for all property types, including office, retail, residential, mart, land, hotel, and industrial / logistics. Alex also did consulting work for a leading non-bank-affiliated issuing house listed on the German stock exchange. Earlier in his career, Alex was an Associate at Sonnenblick-Goldman Company from 1998 to 2000, where he successfully closed in excess of $625 million in sales and debt and equity financings. Prior to 1998, Alex was a Senior Corporate Paralegal at LeBoeuf, Lamb, Greene & MacRae and a Corporate Paralegal at Hunton & Williams, where he closed in excess of $5 billion of structured finance, M&A, oil and gas, and real estate transactions. Alex earned a Bachelor of Arts Degree with honors in International Relations from the University of Pennsylvania and studied abroad at Cambridge University in England.

Mr. Bonan is a Managing Director based in Mission Capital’s New York City office where his main responsibility is sourcing and overseeing the execution of loan and REO sales. His clients include special servicers, banks and alternative lenders. He has over 20 years of experience in the business and has closed over $1.5 billion in transactions, working for institutional owners and lenders, as well as for a major online auction company. He has substantial experience with distressed debt sales and targeted property auctions.
Background
Recently, Mr. Bonan served as an executive at Ten-X in New York City where he oversaw the successful disposition of over 300 non-performing loans and properties, many on behalf of lenders and special servicers, including Ten-X’s three highest priced asset sales in Manhattan.
Prior to joining Ten-X, Mr. Bonan served as an acquisitions officer for a NYSE listed REIT, NorthStar Realty Finance Corp., in New York City, where he was responsible for acquiring a diverse portfolio of net lease properties throughout the country and also contributed to the company’s significant subordinate debt acquisition business.
He also previously worked at Credit Suisse First Boston, where he originated fixed and floating rate commercial mortgages for the bank’s CMBS group.
He has been in leadership roles in various trade organizations including ICSC, NAIOP, REBNY and RESA.
Mr. Bonan graduated Trinity College in Hartford, Connecticut where he earned a BA with a major in Economics.

Spencer is a Managing Director within Mission Capital, and co-heads Residential & Commercial Loan Sale Trading at Mission. His responsibilities include loan valuation, property underwriting, deal preparation, due diligence, market research, and deal origination/business development. In his tenure at Mission, Spencer has valued over $150 billion, and has sold over $5 billion of Commercial and Residential Loans.
Background
Prior to joining Mission Capital, Spencer was a Whole Loan Acquisitions Associate at Waterfall Asset Management, an $11bn Structured Credit Asset Manager. While at Waterfall, Spencer was responsible for sourcing and evaluating investment opportunities across non-agency residential, commercial, consumer, reverse, HELOC, and investor loans (both on a flow and bulk pool basis). Prior to focusing on deal sourcing, Spencer was responsible for various aspects of loan due diligence, including credit underwriting, property valuation, tax & title, and collateral analysis, across legacy loan portfolios. Spencer graduated from Tulane University, summa cum laude, with a Bachelor of Science in Finance.

James serves as a Managing Director at Mission Capital Advisors focused on Originations along with Sales & Trading.
James utilizes his 25 years of loan sales and commercial real estate experience to help Banks, Special Servicers, Insurance Companies, Institutional Investors, CLOs, and non-Bank Lenders divest of Loan and REO Assets and Portfolios. He is involved in all aspects of Mission Capital’s platform related to originations and asset sales. With knowledge across the real estate spectrum, James has expertise in all the major product types including multi-family, office, industrial, retail, healthcare, and other related subsets. Additionally, he has significant expertise trading RESI pools.
Background
Prior to joining Mission Capital Advisors, James was Executive Managing Director for a fintech Startup nxt-CRE helping them to design sales and marketing workflow execution models. Prior to nxt-CRE, he also spent time at OakEx, Ten-X, Carlton Group, McKinney Properties, and Brookwood Securities Partners. He holds FINRA Series 7 and 63 Licenses.

Austin is a Director on the Commercial Loan Sale team at Mission Capital. His responsibilities include loan valuation, property underwriting, deal preparation, market research, and due diligence.
Background
Prior to joining Mission, Austin was a Portfolio Officer within Popular Bank’s real estate lending division. At Popular, Austin was responsible for sourcing and underwriting prospective construction, bridge, and permanent financings as well as managing the existing loan portfolio. Austin graduated from Boston College in 2018 with dual degrees in Finance and Accounting.
